Florida Real Estate is slow during the summer, right?

This summer the market is HOT!


Conventional wisdom holds that summer is the time for Florida realtors to take vacation for when the weather is hot, the market is not.  Well this is my first full summer as a realtor since I moved back from Chicago and it is BUSY!  The most important factor in this is the economy of Florida is improving as can be seen in the growth of new businesses, increase in construction and lowering of unemployment.  The home prices are also rising while the interest rates are staying at historic lows, so many people see this as the time to buy.  Even those sellers looking to upsize or downsize find that this convergence makes for a good sellers market. Smart sellers know that waiting for prices to go even higher leads to them paying more for what they want while the is no assurance that interest rates will stay the same (they certainly won't go significantly lower.)

Another important factor in my team's current busy streak is our specialization.  So many agents, even the great ones, try to do everything themselves.  We try to practice the Keller Williams philosophy of the One Thing; this states that everyone should do what they are best at and leave the other work to someone who is better at it than you.  We have team members that specialize in buyers, sellers, agricultural and horse properties, distressed properties and luxury homes.  We also have administration and staff that allows our specialist to concentrate on their clients, not on the paperwork.  We feel this gives us an advantage in the market by keeping us focused and allowing us to work with more clients.
